Custom Home Project Manager


Job Description:


We continue to grow and are seeking a Construction Residential Project Manager/Builder/Superintendent to join our team! You will be responsible for on-site Project Management and construction of high-end residential custom homes and large remodels for projects located in Atlanta (Buckhead, Sandy Springs, Brookhaven, Morningside, Inman Park, Ansley Park, Midtown, Vinings, etc.). This individual will be responsible for the project from start to finish.


Qualifications:


• A strong understanding of residential construction practices and organizational skills is a must. Requires previous experience in construction management as Project Manager, job-site Superintendent, or similar position.

• Business and systems minded. Polished and professional image. Well organized - can handle multiple projects and priorities. Exercises good judgment and common sense. Detail and precision oriented. Honest and ethical. Operates with high degree of integrity. Personal accountability and a positive work attitude.

• Ability to read and discuss plans and blue-prints with architects, engineers and our clients.

• Familiar with complex construction issues including structural framing, MEP (Mechanical, Electrical, Plumbing), concrete and grading.

• Full understanding of bidding process, estimating and purchasing is preferred.

• Ability to handle multiple clients, tasks and projects simultaneously.

• Ability to be proactive in planning, scheduling and communications staying in front of the project.

• Proficient with mobile technology platforms and electronic scheduling systems, as daily interface with our cloud-based software is required.

• Desire to build close, one-on-one relationships with our customers through the longer build time required for our projects.

• Be able to manage timelines for multiple projects with clients, vendors, architects, engineers and interior designers

• Ability to negotiate and communicate with trade partners and suppliers, on-site and through electronic communications

• Excellent written and verbal skills

• Competent in Microsoft Excel and Word and other Online Software.


Responsibilities:


• Daily monitoring of assigned projects for schedule adherence, quality, safety and budget adherence.

• Daily activity in our project management and customer interface software, Co-Construct. This includes daily written logs for each project, taking and uploading photos of all progress for the site and project, verifying subcontractor and supplier scopes of work.

• Adherence to the schedule for each project and communication of any changes with Operations Manager, Construction Manager and our clients.

• Record clear information about change orders in CoConstruct for any project, when requested or required.

• Document weekly on-site client/homeowner meetings regarding the progress of the building schedule. Additional client meetings may be required.

• Attend weekly construction meetings in the office for training and other communication of each assigned project.

• Quality control at the job site. Make sure safety and other rules are being followed. Review subcontractor work with checklists to make sure work is performed to high standards. Keep job sites clean.

• All final walk through items and punch-lists with homeowners.

• Scheduling all municipality inspections through online portal and automated phone systems.

• Coordinate vendor bids for new work on-site.

• Coordinate customer selections with Designer and/or design coordinator.

• There is no overnight travel. All of our projects are located in the Atlanta Metropolitan Area (mostly inside of I-285 on the northern half)


Job Types: Full-time, Employee

Pay: $75,000.00 - $100,000.00 per year
